- Choose a Room Category (either Single Room, Shared Room or Self Contained Flat) then read detailed information about your preferred room category in the “OUR ROOMS” tab to be clear on all specifics (what’s included, what’s in the room etc.)
- Visit our “Available Rooms” page to select an available room with suitable amenities within your preferred category and budget. Be sure to note the “Property ID”
- Take a “Virtual Tour” of your preferred room then request a physical viewing. Physical viewings are available by appointment only. “BOOK YOUR VIEWING” to see available rooms and viewing dates. You will receive a confirmation and location information….Attend your room’s physical viewing. ….. Complete the checklist below…. then Move in!

Requirements for Move-In
1. All requirements must be completed & submitted to our office before admission for residency.
☐ Signed Residential Agreement (Rules) (download it below and PRINT)
☐ Acknowledged Zenith General Boarding Protocol (download it below and READ)
(Our standard operating proceedure, terms & conditions of boarding)
☐ Completed Application Form, printed & signed (download it below and PRINT)
☐ Completed Guarantor form with requirements or Income Verification (download it below and PRINT)
☐ 1 Passport Size Photo (Physical photo required)
☐ Copy of Valid Government/ School ID (Physical print required)
2. Virtual Pre-tenancy Meeting/Orientation required upon submission of above requirements.
A mandatory pre-tenancy virtual interview/meeting with the prospective resident, guardian, parent & guarantor is required prior to engaging any transactional or contractual commitments for tenancy.
3. Completed Payments:
☐ Proof of Payment (Security Deposit*)
☐ Proof of First Month Boarding Payment
☐ Administrative Fee (New Students or New Room Rental) (Varies based on room category)
☐ Utility Deposit ($6000 up – dependent on room category)
Keys along with valid boarding pass will be issued upon satisfactory completion of ALL requirements. Our office now operates virtually and in person visits are welcomed by appoinments only.
*IMPORTANT NOTE:Your deposit is held prior to residency to retain your space and is refundable with the condition that once made, you are required to move in and complete the minimum ’39 week’ boarding year (until May 24, 2024). Failure to move-in or early move out will deem this payment non refundable for administrative costs, advertising & lost income.u
